Volume of Foreclosure Homes in Michigan remains high in November

The volume of foreclosure homes in Michigan declined by 20% from October to November. This is according to information released by a national Real Estate tracking firm. The drop in foreclosures in the state came as volume of foreclosed homesfell in November in almost all states in the US.

The decline mostly involved foreclosures in Michigan that were already in the last stages of the foreclosure process. Thus, for the month, the number of foreclosed homes available for sale declined in the period. It was noted that the rate of households that received foreclosure notices remained unchanged. Market observers said this is an assurance that in the coming months, the volume of foreclosure homes in Michigan that are up for sale would rebound.

          ]]>

Analysts think the decline in foreclosed homes in Michigan was in line with banks’ decision to temporarily stop repossessions of homes due to foreclosure. This action was spurred by a wave of numerous negative publicities brought about by the scandal involving lenders’ foreclosure documents.

They added that the issue is not expected to totally stop foreclosures in the state. Analysts emphasized that foreclosure homes in Michigan just ‘slowed down.’ It would regain pace when banks decide to resume foreclosure activities in the coming months. As of now, several major lenders have already announced plans to continue their foreclosure activities as soon as next month.

Michigan was the seventh state in the US with the highest rate of foreclosures in November. It has remained in the top 10 list for quite some time. Nevada was still the state with the highest volume of foreclosed homes for the 47th consecutive month. Forclousers in Palmdale CA and in the rest of California also declined, but remained as among the highest in the country, just like in Michigan.

Analysts reminded that aside from the banks’ halt of foreclosure activities, the decline in foreclosure homes in Michigan and in other states, such as Forclousers in Palmdale CA, could also be attributed to the seasonal slowing down that typically occurs in November.

But there are still a lot of cheap foreclosures waiting to be bought, and you can get access to them through the updated listings of foreclosures for sale here, at MostlyForeclosures.com.

Information and Advantages of Buying Foreclosure Homes

Buying foreclosure homes are considered a safe and profitable option in the property circles. Homebuyers have a good opportunity to because there are thousands of homes being foreclosed every month. The fluctuating prices of properties may rise historically, but the interest rates and price of foreclosure homes are always low. This provides an unprecedented buying opportunity for the homeowners and sophisticated investors.

There are several benefits of purchasing bank owned foreclosure homes, but one of the key aspects of these homes is the price. When you buy foreclosure homes, you are actually paying for a property that’s 20 to 50 percent below the market price. When closing the deal, the property will have equity. This key aspect is looked upon by real estate investors and that’s why buying foreclosure properties is profitable.

There are two basic types of foreclosure homes: pre-foreclosure homes and REO (Real Estate Owned) foreclosures. Pre-foreclosed homes are those evicted through public notice and then sold in public auctions to interested buyers through bidding. However, there are certain homes that are not sold. These homes are sold by banks by posting advertisements or through a real estate broker. Buying REO homes is the safest, easiest and the most profitable option since there are no hassles of taxes or property titles. Homebuyers and investors always check to get the best REO foreclosure homes in their country.

There are a number of benefits of buying bank owned foreclosure homes:

When you buy foreclosure homes, you save money. More savings means more profits and of course a clever investment.

You need not pay back taxes for your bank foreclosure homes. Moreover, you acquire the property title policy without any hassles.

In case of bank-owned foreclosure homes, the bank is responsible for any tax clearance or any other hassles. You just have to ‘move in’, that’s it!

However, you must always make sure to check foreclosure home listings before getting the right quotes of REO homes.

Buying Pre Foreclosure Homes

When a borrower fails to make his payments for several months in a row, the bank starts the foreclosure process. The phase of the foreclosure lasts for a few months and the borrower needs to come up with a way to pay off his debts and avoid foreclosure. Many investors would like to buy a foreclosure home because of the low price, but another option of making profit from foreclosures is to buy a pre foreclosure home. Instead of losing the house to the bank, the owner may decide to sell it. But in most cases, pre foreclosure homes are sold at a very low price and this is where investors appear. It might be hard for the owner to sell his house at a low price, but this option if often preferred instead of foreclosure.

There are many advantages for buying a pre foreclosure home. At this stage, the owner is about to lose the ownership of the house and the back will soon take possession of the property and sell it at a low price. The owner can repay his loan until the day when the house is being foreclosed and the bank tries to offer him many possibilities to avoid foreclosure. As a last resort, most people try to sell their home to any buyer just to avoid foreclosure. If you know where to look for a pre foreclosure home, the owner will surely pay attention to your offer, no matter how low it is. In some cases, the owner is willing to drop the normal price to 50%. The advantage of buying a pre foreclosure home over a foreclosure home is that you have no competition. When the bank sells a foreclosure home, many bitters will attend the public auction and the prices may rise. But if you are the soul buyer, you can deal straight with the owner and you can get a good price. If the owner fails to sell the house, he will lose everything, but if you buy it from him, he will still end up with something. Everybody wins from this situation and buyers shouldn’t feel guilty for buying a pre foreclosure home – they are actually helping the owner. Further more, the owner is not obligated to accept your offer so you shouldn’t have any moral constrains about how much you want to give him for the house.

If you want to buy a pre foreclosure home you need to check out one of the 3 sources: the newspaper, online lists or lenders. Each option has its advantages and you can find a great pre foreclosure home with any one of them. If you are looking for a new home you should start with pre foreclosure homes because they have the lowers prices, the highest quality and you have no competition. If you by foreclosure homes from a bank, they might be in a poor condition. After the initial owner loses his home, there is no one responsible with the maintenance so you might have to clean it up after you buy it. But if you buy a pre foreclosure house, you just have to move in. It can be your dream house or your next investment.

Pre foreclosures can be profitable. Anyone can start searching for this type of real estate and make a profit. The only difference between pre foreclosure houses and normal houses is the price and pre foreclosures are a huge investment opportunity for real estate business men.

Great Buys are Found in Foreclosure Homes for Sale

Buying foreclosure homes for sale is an uncharted territory for most of us. We need to have a comprehensive understanding of foreclosure homes for sale as these are now regular occurrences during these times of crisis.

If we properly learn how to find the best buys in foreclosure homes for sale, this can be one of the best investment options for us in the uncertainty of the times.

Foreclosure homes offer great opportunities to potential buyers by opening up choice selections of prime properties at amazingly low rates.

What are Foreclosure Homes for Sale

Foreclosure homes for sale are unique types of real estate properties that are not sold through agents or brokers. These are properties offered directly by the mortgage lenders with the intention of selling these foreclosure homes to other potential buyers and investors in order to raise money to prop up their liquidity.

Foreclosure homes are the real estate properties that a mortgage lender has taken over from their original homeowners who failed to make regular payments on a mortgage loan for an extended period of time.

These foreclosure homes are offered for sale through a public auction to interested homeowners and investors.

Who are Qualified to Buy Foreclosure Homes

Foreclosure homes for sale can be bought by any interested buyer or investor. The potential buyer won’t need the services of a broker or an agent in order to participate in an auction of foreclosure homes.

What is great about these foreclosure homes for sale is that the price tag is much lower than in the open real estate market. It is normal for you to find some foreclosure homes for sale being offered from 10% to 50% lower than it would normally fetch when sold in the open market or through an agent.

This very liberal feature in auctions for foreclosure homes for sale is predicated by the pressure on the mortgage lender to improve on their liquidity through successful auction of these real estate properties.

Many of these foreclosure homes are found in good locations, with practically no structural damages or defects. It is really a wonder why it stays in the hands of the mortgage lender over long periods with no apparent takers. The obvious reason for this is that the mortgage lenders are hesitant to invest more on these foreclosure homes for sale in the form of advertisements.

This is also the reason why foreclosure homes are not very popular among regular home buyers. Most of us don’t know where to look for them. Therefore, it is essential for wise buyers and investors to do their own research to find these prime foreclosure homes for sale.

The high incidence of foreclosures that has been plaguing the real estate industry for a couple of years now has put to our consciousness the importance of foreclosure homes for sale. These prime properties are getting their fair share of attention from potential buyers and investors.

The rewards to your effort can be enormous as you can find prime foreclosure homes for sale at really bargain prices, as most mortgage lenders are pressured to dispose of these assets to avoid additional expenses on maintenance and upkeep of these properties that are still in their possession.

• Always remember that the asking price of a home in foreclosure can be negotiated further and you have a good chance for getting a good discount on homes foreclosures.

You could be like many others that dream about owning a home, but may fear that your dreams will never become reality, though if you consider buying foreclosure homes, you may yet find a means whereby you can become the proud owner of your own home. Everyday there are thousands of homes being offered as bank foreclosures and also auction home foreclosures, and if you put in a little effort and take a closer look at foreclosure homes in your area, you could very well be able to actualize your dreams.

Good Bargain Buys

Without a doubt, foreclosure homes are your best bet, especially when you need to find a home at below its market value and because such properties are only available when their owners cannot keep up with their monthly payments on loans, you can then step in and get you a bargain buy in the process. Lenders who find that the people that they lent the money to could not pay back their loans on time will no doubt are on the lookout to recover their monies rather than make profits on foreclosure homes, and so will readily agree to sell the property at considerably lower rates.

If you feel that buying foreclosure homes is your cup of tea, you only need to get on the Internet and start your search for suitable properties where there is loads of foreclosure homes listed at websites of companies specializing in such properties, and also at the websites of banks. It will also not be very difficult to negotiate the price of foreclosure homes with lenders because they will be only to glad to see their outstanding monies being returned and who would be more than willing to settle a decent price on the property.

Foreclosure homes are a wonderful way for you to take advantage of someone elses distress, and though you may have much feelings of empathy with them, it is nevertheless a good means of taking advantage of a bad situation and if you handle the purchase well, you can come out with a really sweet deal for you.

To buy the foreclosure homes, you will need to do all the things that are normal for any kind of buying of property and you will need to qualify for mortgage and also pay closing costs as well as any other applicable fees, and even get the property inspected so that the property will be a sound investment and does not require much repairs.

Many times, you will see advertisements for foreclosure homes for sale with the list available by calling a toll-free number or going to an internet website. Those looking for the opportunity to buy homes that have foreclosed on, may be interested in these lists, but paying for them mat be questionable. In most cases you must pay for the list before finding out many of the foreclosure homes for sale are no longer in foreclosure or have already been auctioned off on behalf of the lien holder.

People looking to buy a home or investors looking for a bargain are constantly checking out lists of foreclosure homes for sale, as well as finding them listed in the newspaper. Checking the local courthouse every week or so can also uncover some of the homes that will be foreclosed upon once the action has been approved by the court.

If you are interested in one of the foreclosure homes for sale, if you are given a chance to inspect the home, take it. Make sure everything works and find out how it will cost to make it either livable or salable. If possible, look over the appraisers values of the property. Most states require the homes valuation be determined by an average of three disinterested appraisers. The information on the foreclosure homes for sale will usually list any major problems with the property.

Some Disclosures Not Readily Available

Unlike buying a home through a real estate agent, in which anything known to be wrong with the property has to be listed, foreclosure homes for sale do not come with the same guarantee in most cases. Especially with homes being sold for tax assessment, very little information will be available to potential buyers.

If you are not familiar with the town or the neighborhood, do not hesitate to ask any owners of neighboring houses about the area which could impact your decision on whether to buy the house or not. Flooding or drainage issues may not be evident on the day of the auction of foreclosure homes for sale and knowing this information could sway your decision.

Regardless of the amount you may anticipate saving on the purchase of foreclosure homes for sale, they could be more than offset by negative environmental issues, making the home unlivable for you or potential tenants. By getting as much information ahead of time, you can either make an incredibly good deal or an incredibly bad one.

The rate of home foreclosures has continued to rise in recent years and the current housing market does not offer optimism for the trend to end anytime soon. Not everyone living under the threat of losing their home are deadbeats who simply do not pay their bills. Rather, many are honest, hard working people who may have suffered a financial setback or were victims of not-so-honest lenders looking to make a quick sale.

There have been very few people who signed a mortgage agreement with the intent of losing their home. Additionally, very few would agree to loan that they know they would be unable to pay back on time. Yet, there have been some lending practices that convince people that their financial situation will get better before they fall into bankruptcy and that the equity in their home can help them out of trouble when it is needed. However, the staggering number of home foreclosures being filed on a daily basis, proves that not of the lenders had the interests of their customers at heart.

When someone wants to buy a home and are turned down by traditional lenders, they often seek out those who make loans to high-risk borrowers. The initial interest rate may be in line with other opportunities but if the buyer is even a few minutes late with a payment, depending on the loan agreement, the interest rate can soar. After a couple of months of significantly higher loan payments, home foreclosures seem to follow quickly.

Lenders, Borrowers Need To Share The Blame

During times of a high rate of home foreclosures most lenders place the blame on the home buyers, claiming they did not take their financial responsibilities seriously. However, after looking at the trends in home foreclosures, it may become obvious that some of the lenders did not take seriously the need to make loans to person who had the financial ability to repay them.

The debate can go both ways, but the underlying result is that the homeowners and their families are the ones who lose. Those making questionable loans can recover their money through sheriffs sales of the property and its resell to another family of questionable resources. The fear of home foreclosures rarely helps a family find money to pay the bills, but it can prompt them to seek more alternative methods to save their house.

When they realize that taking on more debt may help them put an end to home foreclosures for the immediate future but not in the long-run, they may simply decide to try to sell the home or turn it over to the lender. Regardless of where the ultimate blame lies, home foreclosures take a toll on the family and in some areas, places a blight on the community.

It has been all over the news lately that bad mortgage practices for the past few years are now leading to foreclosures at an alarming rate. As gas prices go up so does the cost of living and people are finding it more and more difficult to keep up on their mortgage payments and still keep the heat on and food on the table.

So when people get bad mortgages, mortgages they really cannot afford, then it is inevitable that some downturn in the economy is going to lead to the difficulty in making your mortgage payments. If you struggle to make your mortgage payments long enough then eventually the bank will begin to get impatient and begin calling your house every day demanding to know when you will start making your payments again.

It is almost as if the bank thinks that threatening you every day will magically improve your financial situation. The bank is not going to work with you until you force them to.

Dont lose your most precious asset, your home. There are ways you can stop home foreclosure. In order to stop home foreclosure you have to act right away. If the bank starts calling to harass you that is when you start taking steps to stop home foreclosure. The first steps you can take are ones you can do yourself. When the bank starts calling you, instead of continually promising to make payments you know you cannot make, ask the bank what they offer to help stop home foreclosure.

Some banks will actually work with you if you bother to ask. In some cases banks may agree to let you make your monthly payment in two installments instead of one. This does help some people. Some banks will offer to move a payment or two to the end of your mortgage and let you start fresh with the next months payment. This kind of move ruins your credit rating for years to come but it may help stop home foreclosure.

Send In The Clowns

If your bank will not work with you then it is time to call the lawyers. It may not seem practical to say that you should be hiring lawyers when you cannot make your mortgage payments but there are lawyers out there that will not only help stop home foreclosure but they can also help you restructure your debt and get your life back on track. Once again this pretty much ruins your credit rating and assures you wont be getting a loan or a credit card for years but if it can stop home foreclosure and get your finances back on line then it is worth it.

These types of attorneys work on a flexible fee structure and they will take a look at your situation and let you know if you can afford them or not. It may seem like a drastic measure but you are in drastic times when you are trying to stop home foreclosure.

Each state has laws that help the home owner in times of foreclosure and your lawyer will know how to use those laws to stop home foreclosure. Each bank also has policies regarding foreclosure that, unless you know what to ask them, they will probably never tell you. But remember that the bank does not want to take your home and then sell it. They would rather work with you so that you keep it and pay for it for the duration of your mortgage.
