Myrtle Beach real estate foreclosures

Do you want to save tens of thousands of dollars on Myrtle Beach real estate foreclosures? Do you know where to find these good deals? Please take note that you are at the right place. You can take a look at our list of foreclosed properties here for free. On our listings you will find Beach houses, Distress homes, real estate apartments and Luxury All Inclusive holidays properties for rent or sale.

The estimated population of Myrtle Beach is 28,600 and it is the most well-known city within the Grand Strand. Myrtle Beach has been a holiday destination since the late 1800s and through the 1900s people began to call Myrtle Beach, South Carolina home. The beach, golf courses, shopping, leisure, and special events have made the area a favorite for millions of citizens. Those in the know bought real estate and continue to perform so because no matter what the market is doing they realize that there is only one Ocean on the east coast.

When I am asked about homes and condos foreclosures in the Myrtle Beach area those asking think there are multiple properties obtainable. Some do not believe me when I tell them that those foreclosures are limited and what is actually for sale in today’s real estate market. Our Multiple Listing Service (MLS) includes property listed for sale inside a sixty mile coastal area known as The Grand Strand. I was surprised myself when I pulled up the real numbers from the Coastal Carolina Association of Realtors (CCAR) who oversee our MLS system. According to CCAR in the single family home group (excluding manufactured homes) there were 5,503 Myrtle Beach homes for sale but only 270 of those were foreclosures and in the condo/townhouse group there were 4,718 units listed for sale with only 99 foreclosures.

          ]]>

The would-be buyer of foreclosed real estate is unaware that during the past few months the purchase of distressed property has become more complicated and that complexity may be worse around Myrtle Beach because of the number of foreclosure real estate that is a second home or vacation home. There has always been a difficulty with short-sales because only 15% of them ever get finalized and closed but foreclosure purchases were quite easy until now. First the major mortgage lenders withdrew real estate that they had listed for sale, then after a few days they republished some properties but the days of an easy transaction seem to be over. A prime example happened only weeks ago when, on the day a foreclosure purchase was scheduled to close, the closing legal representative received a call from the lender to say they were removing the property from the foreclosure process and it could not be sold. The relations who thought they would be moving into their great foreclosure home were left with nothing but a moving truck loaded with their furniture and no home.

There is also another thing to take into consideration, at least in this real estate market, when you want to find the best value in Myrtle Beach homes it may be standing inventory new construction. A Realtor has right of entry to all properties listed for sale on the MLS and that would include foreclosures and new construction.

Question by Cougar: I am interested in becoming a real estate agent/foreclosure specialist?
I am interested in becoming a licensed real estate/foreclosure specialist. However, at this time funds are very limited to take any courses. Any suggestions on how I can become a licensed agent in Michigan on a limited budget?

Best answer:

Answer by hanson-paul@sbcglobal.net
Look in the local papers under the classified section. Most major Brokerage firms like Coldwell, Keller WIlliams, B & W, Stark, Realty Executives, and so on offer free classes in hopes to recruit new agents. You need to interview carefully with whom to hang your license, it can get quite expensive. Ask the broker on how you can put your license in a holding tank until you can afford the monthly fees associated with being a Realtor. Foreclosures are a beast in it’s own nature. I would suggest finding a good local mentor that knows the laws and the process. There are real estate investment clubs all over the country where you could find a mentor and start networking. You can start your basic search with google and narrow it down from there.

What do you think? Answer below!

What to Look for in Real Estate Foreclosures

With the real estate market at present experiencing one of its worst years in history and foreclosures occurring almost daily in most states, there are still many persons interested in invested in real estate foreclosures.

This is so because real estate foreclosures can usually be bought at well below market prices making them very attractive to investors. If you are interested in investing in real estate foreclosures then you should approach it with some degree of caution and spend some time making sure you are investing in a property that is likely to earn you some money.

There are a few things you should watch for when looking about locating the right real estate foreclosure to invest in. You can start off by seeking out real estate foreclosures that are low cost. You can find these at foreclosure auctions since that is where most foreclosures are being sold. A good real estate agent should be able to give you information on where and when auctions are being held.

There are also a number of lending institutions that are reselling properties on the mainstream real estate market and at reduced prices. There are other places you should look for real estate foreclosure properties such as on the Internet, where you can find listings for hundreds of real estate foreclosures. You should also pay a visit to your local county clerk offices or look through the classifieds in your local newspaper. Another simple way is to watch out for foreclosure signs in and around your neighbourhood. You may just see a property that you like.

After you have gone through the different sources you should have found a number of properties that you are interested in. Make sure that you have physically seen the properties yourself so that you can determine whether or not they are worthwhile properties to invest in. Too many investors do not know the status of the property they are buying and then they find out that it needs a lot of repairs costing them tons of money.

Buying a property that is out of town is not a good idea if you don’t have someone to manage the property for you or provide information necessary to make that purchase. Before you purchase real estate foreclosures, be aware of the potential repair costs that are associated with the real estate in question, as this will affect what you will be willing to pay for it. If you decide to purchase a property that is in need of repairs, make sure it is one that needs minor repairs so as to keep your expenses down to a minimum.

Money is made in real estate foreclosures through the selling or renting of the property. For this reason your property must be appealing to prospective buyers and renters. Therefore you must look through the property to make sure it is in a condition that is acceptable. Another important thing to consider is whether it is in an area where buyers and renters will want to come to. Be sure you are satisfied with the property and its location because chances are if you are not, then the buyer or renter will not be either.

Where do most people turn when they seek opportunities in real estate foreclosure investing? Sure, they take a look at free foreclosure listings or even sources of foreclosures that they pay for. While these sources may lead to productive and profitable deals, they also usually require extensive marketing and business promotion in order these preforeclosure opportunities to be most meaningful in real estate foreclosure investing. How do you learn how to do these things in your pursuit of foreclosures? The key is real estate training and, more specifically foreclosure training/short sale training.

With all the real estate foreclosure investing options out there, I think the greatness of the current market also can be risky for the investor because, without the proper short sale training or even basic foreclosure training, you run the risk of not really knowing what you are doing. Profits can be lost and so too can foreclosure opportunities when you lack the proper real estate foreclosure investing training.

Real estate foreclosure

investing is an amazing opportunity but there are many aspects to consider, especially if you are really going to learn real estate short sales. Good foreclosure training and good short sale training programs cover all the features you need to learn, including marketing, negotiations, and even the emotional aspect of the sale, a natural by-product of foreclosures that can often complicate short sale deals.

My efforts here are to assure you that there are indeed unlimited deals to be found within the realm of real estate foreclosure investing. Whether you’re just curious how to make money with foreclosures or really dive in and engage in serious real estate foreclosure investing (made easier with quality loss mitigation training), then you owe it to yourself to check out my Preforeclosure Cash Flow System and the many short sale training modules within it that cover how to really launch your career in real estate foreclosure investing.

In closing, the entirety of the foreclosure process is ripe with deals that are there for the picking. In today’s market, the short sale process is as much as part of real estate foreclosure investing as any other part of the business. Look at other types of foreclosures too and keep your eyes open because the deals are out there. I also suggest that you commit yourself to real estate short sale training, and your pursuit of real estate foreclosures, investing in them, and profitability will be more productive and more rewarding. I wish you the very best in success in real estate foreclosure investing and in business as a whole.

How to Locate Real Estate Foreclosures

Real estate foreclosures are a golden opportunity for investors in the real estate market to buy the property of their choice. A foreclosure occurs when a home owner defaults on payment of his mortgage. Some of the foreclosure properties are diamonds waiting to be polished, others are potential nightmares. You must consult an experienced real estate agency for help.

Some of the sources where you can locate a real estate foreclosure are:

1. Real estate agents: Real estate agents are the top source of real estate foreclosures. You can ask for REO Listings and observe the name that comes repeatedly in the listings. This is the Real estate agent with access to the best properties. You may find thousands of foreclosures in this manner.

2. Real Estate signs: You can drive through neighborhood that interests you and spot the properties in foreclosure. The sign posts may read:

• Foreclosure

• Bank owned

• Bank repo

Call the agent whose address is on the sign and enquire about foreclosure listings coming up. Agents who specialize in foreclosures usually wait till banks are ready with list price. But you can get your hand on property that is not yet listed.

3. Websites of major banks: Many banks maintain online list of foreclosed properties. Examples of national banks that maintain such details are Bank of America, Country wide etc.

4. Asset management companies: Some lenders hire asset management companies on behalf of their customers who have real estate foreclosures.

5. Government agencies: Some government agencies want a real estate broker to finish the deal. Some of the government agencies are

• HUD- Housing Urban development foreclosure homes

• Fannie Mae foreclosure homes

• Department of the Treasury

• SBA: Small Business Association

6. Auction houses: Auction houses hold huge auctions selling as much as 100 houses in a day. Critics say that the properties sold are at high rates but sometimes you can land a real winning deal via the auction house.

7. Internet foreclosure companies: Internet based foreclosure companies provide you information on real estate foreclosures for a small fee. The fee is justified because of the time and effort put in collating, arranging and presenting real estate foreclosures lists in their website. Examples are Foreclosure.com and Realty track.

Thus there are numerous sources from which you can glean information about real estate foreclosures. Hiring a real estate agent especially will make the process easier for you.

The issue of real estate foreclosure is one of great importance and definitely one that has many issues included within it. The real estate foreclosure process is one that contains three major states, which are pre-foreclosure, foreclosure action and bank owned properties REO. Each stage is different and plays its own role in the foreclosure process overall.

Understanding Foreclosure

Foreclosure is one of the most devastating things that a homeowner can go through, because after all, your home is your castle and so the last thing you are going to want is for someone to come and take it away from you.

When it comes to the matter of real estate foreclosure there are a few things that are important to know. First of all, never ignore your lenders letters or telephone calls. Instead, you want to make sure that you work together with them and keep them on top of the situation. Rather than avoiding them you want to keep them abreast of what is going on, and if you do this your lender is going to be a lot more understanding and be less likely to take more serious steps in the foreclosure process.

Your lender really does not want to take your home from you, but they do need to work towards collecting the monies that they are owed. By having a discussion with your lender you will become more aware of your options and be able to make the best possible decision in your own real estate foreclosure process.

You should also know your mortgage rights, and so take the time to find your loan documents and read them over so that you are aware of what your lender may do if you are not able to make your payments. You should be knowledgeable on all the different legalities and in particular learn about the foreclosure laws and timeframes in your state.

Prioritizing your spending is one of the most important steps in any real estate foreclosure process, as this will help you to pay off your existing debts and as well prevent yourself from getting back in the same situation in the future.

Keeping your house should be one of your top priorities, and so it is important that you review your finances and determine where you can cut spending in your life in order to free up more money for your mortgage payments. You may even have to delay payments on your credit cards and other optional expenses, at least until you have gotten your mortgage payment situation under control.

During a period of low interest rates people have a tendency to borrow money with adjustable rate mortgages, meaning that if the prime interest rate goes up or down, the interest on their mortgage goes along. When interest rates were low, people bought homes they could afford, but when the prime rate began to increase and their mortgage interest rose, the monthly payments also increased resulting in numerous real estate foreclosures.

Typically, a rate of real estate foreclosures is about the same in any given area of the country and when they begin to hit close to home, there may be several foreclosures filed at or near the same time. However, a family seldom finds solace in knowing they are not alone in losing their home. While some of the embarrassment of losing a home to real estate foreclosures may be softened by knowing it is happening to several people at the same time, it seldom takes the sting out of losing the home.

The American dream can quickly turn into a nightmare in the wake of real estate foreclosures and with most families, the initial thought is to do anything that it takes to save the family homestead. Unfortunately, in many cases the reason they are facing foreclosure is due to their current income to debt ratio and assuming more debt is not the right answer to getting out of their dilemma.

Ignoring Warning Sings Will Not Stop Foreclosure Actions

Persons with a close eye on their financial situation usually see clues that real estate foreclosures are in the future. They may be skipping paying a bill or two to make their mortgage payment only to have to skip the mortgage to keep the electricity and heat turned on. By simply turning a blind eye to the warning signs is not going to help save the home from foreclosure.

It has always been noted that the fastest and easiest way to stop real estate foreclosures is to pay whatever is owned on the note. However, this is not always possible and homeowners continue to struggle hoping something turns up that will save them. Short of paying all past due payments, talking with the lender and hoping for some understanding and time to get caught up on back payments, homeowners may find no way out of losing their home.

When short-term solutions are offered to forestall real estate foreclosures they generally do not result in long-term solutions. Depending on the individuals financial condition, it may actually be in their best interest to try to sell the home before foreclosure become final.
