<p>The estimated population of Myrtle Beach is 28,600 and it is the most well-known city within the Grand Strand. Myrtle Beach has been a holiday destination since the late 1800s and through the 1900s people began to call Myrtle Beach, South Carolina home. The beach, golf courses, shopping, leisure, and special events have made the area a favorite for millions of citizens. Those in the know bought real estate and continue to perform so because no matter what the market is doing they realize that there is only one Ocean on the east coast.</p>
<p>When I am asked about homes and condos foreclosures in the Myrtle Beach area those asking think there are multiple properties obtainable. Some do not believe me when I tell them that those foreclosures are limited and what is actually for sale in today&#8217;s real estate market. Our Multiple Listing Service (MLS) includes property listed for sale inside a sixty mile coastal area known as The Grand Strand. I was surprised myself when I pulled up the real numbers from the Coastal Carolina Association of Realtors (CCAR) who oversee our MLS system. According to CCAR in the single family home group (excluding manufactured homes) there were 5,503 Myrtle Beach homes for sale but only 270 of those were foreclosures and in the condo/townhouse group there were 4,718 units listed for sale with only 99 foreclosures.</p>
<p>          ]]&gt;</p>
<p>The would-be buyer of foreclosed real estate is unaware that during the past few months the purchase of distressed property has become more complicated and that complexity may be worse around Myrtle Beach because of the number of foreclosure real estate that is a second home or vacation home. There has always been a difficulty with short-sales because only 15% of them ever get finalized and closed but foreclosure purchases were quite easy until now. First the major mortgage lenders withdrew real estate that they had listed for sale, then after a few days they republished some properties but the days of an easy transaction seem to be over. A prime example happened only weeks ago when, on the day a foreclosure purchase was scheduled to close, the closing legal representative received a call from the lender to say they were removing the property from the foreclosure process and it could not be sold. The relations who thought they would be moving into their great foreclosure home were left with nothing but a moving truck loaded with their furniture and no home.</p>
<p>There is also another thing to take into consideration, at least in this real estate market, when you want to find the best value in Myrtle Beach homes it may be standing inventory new construction. A Realtor has right of entry to all properties listed for sale on the MLS and that would include foreclosures and new construction.</p>

Most major Brokerage firms like Coldwell, Keller WIlliams, B &#038; W, Stark, Realty Executives, and so on offer free classes in hopes to recruit new agents. You need to interview carefully with whom to hang your license, it can get quite expensive. Ask the broker on how you can put your license in a holding tank until you can afford the monthly fees associated with being a Realtor. Foreclosures are a beast in it&#8217;s own nature. I would suggest finding a good local mentor that knows the laws and the process. There are real estate investment clubs all over the country where you could find a mentor and start networking. You can start your basic search with google and narrow it down from there.</p>

I saw a bit on tv last night on government foreclosures.  It said that because of back taxes the government will seize a property and then put it up for sale for hundreds to thousands of dollars.  Is this true?  Can I really buy such a property for only $  1,000?</p>

If you are interested in investing in real estate foreclosures then you should approach it with some degree of caution and spend some time making sure you are investing in a property that is likely to earn you some money.</p>

<p>There are a few things you should watch for when looking about locating the right real estate foreclosure to invest in.  You can start off by seeking out real estate foreclosures that are low cost. You can find these at foreclosure auctions since that is where most foreclosures are being sold. A good real estate agent should be able to give you information on where and when auctions are being held. <br />&#13;</p>
<p>There are also a number of lending institutions that are reselling properties on the mainstream real estate market and at reduced prices. If you decide to purchase a property that is in need of repairs, make sure it is one that needs minor repairs so as to keep your expenses down to a minimum.</p>

<p>Money is made in real estate foreclosures through the selling or renting of the property. For this reason your property must be appealing to prospective buyers and renters. Therefore you must look through the property to make sure it is in a condition that is acceptable. Be sure you are satisfied with the property and its location because chances are if you are not, then the buyer or renter will not be either.</p>

While these sources may lead to productive and profitable deals, they also usually require extensive marketing and business promotion in order these preforeclosure opportunities to be most meaningful in real estate foreclosure investing. How do you learn how to do these things in your pursuit of foreclosures? The key is real estate training and, more specifically foreclosure training/short sale training.</p>
<p>With all the real estate foreclosure investing options out there, I think the greatness of the current market also can be risky for the investor because, without the proper short sale training or even basic foreclosure training, you run the risk of not really knowing what you are doing. Profits can be lost and so too can foreclosure opportunities when you lack the proper real estate foreclosure investing training.</p>

<p>Foreclosed homes are regularly set on the market by the two major home lenders: government agencies and banks. Be they government foreclosures or bank foreclosures, what matters most is that they can be purchased at expenses lower than their real market value. This is why homebuyers or investors generally are in haste as soon as a reliable foreclosure opportunity is listed. After having investigated the real estate market and its potentialities, homebuyers must move quickly if they want to grasp this temporary chance. In what follows we will see some of the basics and advantages of opting either for government foreclosures or for bank foreclosures. </p>
<p>&#13;</p>
<p>The most popular government agencies that frequently market foreclosure properties are as follows: 1) the U.S. Department of Housing and Urban Development (you are probably already familiar with HUD foreclosed homes); 2) the U.S. Department of Veteran Affairs (for the well-known VA foreclosures); 3) local agencies of taxation; 4) the Federal Deposit Insurance Corporation (FDIC – the department dealing with foreclosure sales); 5) the Internal Revenue Service (IRS – once again the segment dealing with foreclosures). However, the market of government foreclosures is led by HUD foreclosures and VA foreclosures. </p>
<p>&#13;</p>
<p>In any case, the point is that with government foreclosures one of the above mentioned government agencies is holder of the property’s title. As a rule, they will place any foreclosed property at auction. The buyer’s advantages are basically drawn from bidding opportunities generated by auction circumstances: the potential buyer’s chance to set a limit for the house value, the certainty over the time interval spent to acquire a property, the possibility to evade prolonged negotiations with the former homeowner. As with any auction, government foreclosures are purchased if the bidder’s offer is appropriate. Also, your involvement in government foreclosures auctions needs to be mediated by a certified real estate agent who is regularly rewarded a 6% bonus for having successfully sold the property. The real estate agent’s indemnity is an additional figure to the sum you place as a bid. </p>
<p>&#13;</p>
<p>To what concerns bank foreclosures, there are three major ways of purchasing such properties. One of them is in pre-foreclosures. In this case, you will need to act promptly, because there is actually very little time up until a property in a pre-foreclosed stage is transferred to foreclosure terms. So before properties actually become bank foreclosures, the active, smart homebuyer/investor – who has previously undergone a serious investigation of an area’s real estate market – will know to move in the direction of negotiating directly with the distressed homeowners. If pre-foreclosure attempts fail, the next step is an auction. </p>
<p>&#13;</p>
<p>With bank foreclosures, the auction is required by the banks whose lends haven’t been acquitted on time. In such circumstances, the homebuyer/investor could try to overpass the bank’s bidding offers. Yes, the bank will also bid in such auctions, interested in stepping further along the process of profitably selling foreclosures. If the auction is won by the bank, the property becomes an REO (real estate owned) foreclosure property. This is the third way in which you could purchase bank foreclosures. When you are interested in REOs, you will negotiate directly with the bank. The main advantage of the potential homebuyer/home investor is that this is the most certain manner (and one of the fastest) of acquiring a foreclosed property. You will need to make an offer, but be careful: the offer should be commonsensical, don’t expect a bank to accept a discount of 50%, even if we are talking about foreclosures. Most often, you will get a 10%-20% lower price for an REO foreclosure. </p>
<p>&#13;</p>
<p>In the end, the key toward purchasing foreclosures, no matter the entity selling them, is given by two stages: careful real estate market investigation and promptness in action when the time comes to place your offer. <p>Basically a foreclosure is a situation in which a home owner defaults on the mortgage payments for his house. Such property which are foreclosures for sale are called as distressed because typically the home owner is in financial distress and has defaulted on his payments. The owner may be in financial distress because of the following reasons:</p>
<p>1. Laid off/fired or quit job</p>
<p>2. Unable to continue job due to medical conditions</p>
<p>3. Mounting debt and excessive bills</p>
<p>4. Tiff with co-owner or divorce</p>
<p>5. Relocation to another state due to job transfer</p>
<p>Getting foreclosures for sale does not happen in a day.  A typical foreclosure process can extend over a few months. Each stage of foreclosure offers different types of opportunities to the potential buyer.</p>
<p>There are three stages of foreclosure such as 1) Pre-foreclosure 2) Foreclosure Auction 3) REO stage or Real Estate Owned by banks.</p>
<p>Pre- foreclosure is the first stage in the process of foreclosures for sale. In this stage the home owner has not paid up the mortgage of the loan for the first time and is now considered as a defaulter.  A pre-foreclosure is also called as NOD (Notice of Default) Or Lis Pendens as a formal warning is sent to the home owner about default on his payment. Investors can find property at the cheapest rate at this stage. Further damage to the credit rating of the home owner can be avoided and the property can be transferred to the buyer at a mutually agreed upon rate. The best leads to learn about properties at this stage are attorneys, friends and acquaintances as well as real estate agents.</p>
<p>Foreclosure stage is the second step in foreclosures for sale. The auction is the next stage after the pre-foreclosure stage. You can attend an auction and bid for the property. Usually the auction is held at the county clerk’s office.</p>
<p>During an auction, the lender tries his best to get the best possible price on the property under foreclosure. At an auction sale, buyers are required to buy in cash and without having the facility for prior inspection of the property in concern. However an auction sale does permit good bargains as much as 40 to 50 percent below market value.</p>
<p>The best way to identify foreclosures for sale at this stage is via the county clerk’s office. Find out about notices of default that have been filed to locate pending foreclosure sales.</p>
<p>The foreclosure process will vary from state to state depending on whether it is a title or lien state which determines a judicial or non judicial form of foreclosure. Judicial foreclosures pertain to mortgages and take long to finish. Non judicial foreclosures involve deeds of trust, where a third party, a trustee handles the property after period of default.</p>
<p>Third stage is Real Estate Owned (REO) stage where the property reverts to the bank. REO properties are also a good opportunity to purchase foreclosures for sale as the bank is in a hurry to get rid of its ‘non performing asset”. Thus at each stage of foreclosure, there are numerous opportunities for obtaining foreclosures for sale.</p>

			<content:encoded><![CDATA[<p>In 2006, the housing boom in the US began to cool down and increasing <a target="_blank" href="http://www.bestforeclosurenews.com">foreclosed news</a> has dominated the media ever since.  Homeowners began to lose their homes or are threatened with foreclosures because they have failed to keep up with the payments on their mortgage.</p>
<p> In cities where subprime mortgages are prevalent, foreclosure of homes also became widespread.  <a target="_blank" href="http://www.bestforeclosurenews.com">MS Foreclosure</a> are just one example. Unfortunately this has led to a decrease in home values as well which just adds fuel to the fire.  Add to that the fact that local government spending has also been cut way back because this decrease in home values has also resulted in a decrease in property taxes and their annual budgets.</p>
<p> There were signs of this coming however, three of them in fact.  First was the bailing out of property owners due to the plummeting prices of real estate.  The secondary sign involved previous borrowers with expired introductory interest rates resulting to keeping up with a higher rate and the third one, which is currently beginning to build up, are the people holding prime mortgages and who have lost their jobs due to the economic meltdown and are now unable to pay on their mortgages.  Most of them even have good credit ratings.  It is expected that unemployment would contribute to almost 60 percent of mortgage defaults.  Unfortunately, this means that even more foreclosure news will be heard through the rest of this year.</p>
<p> According to an analysis made by New York Times in February 2009 (data provided by First American Core Logic), the number of prime mortgages that have delinquent payments exceeded 1.5 million with loans totaling to $224 billion.  On the same month, delinquencies on subprime mortgages reached 1.65 million while the Alt-A loans rose to 836,000.  In all, a total of $717 billion worth of loans were recorded in February – this is an increase of 60 percent from last year.  These foreclosures spelled catastrophe for Wall Street due to the mortgage bonds that they are securitizing.  Not to mention the hundreds of billions of dollars that the banking industry has lost. (Note: Search on &#8216;<a target="_blank" href="http://bestforeclosurenews.com">forecloser</a>&#8216; as well because it is a very common miss-spelling of foreclosure and is prevalent in the foreclosure news posts.)</p>
<p> The Obama administration announced in February that they will be spending $75 billion to save as much as four million homeowners from foreclosures through mortgage incentives and reduced payments.  Unfortunately it may take months before anything ever comes of the plan and for many that will be too late.  Until then, we should brace ourselves for more foreclosure news that is looming in the neighborhood.</p>

<p> In April, 342,000 properties in the US were foreclosed.  California posted 96,500 of the total foreclosures of the country.  Data is cited from RealtyTrac – a web-based company.  Reportedly more than 600,000 senior citizens are also either delinquent or have already been foreclosed on.  AARP reports that older Americans, the ones that have subprime first mortgages, are 17 times more likely to have their homes foreclosed than Americans, of the same age, having prime loans.</p>
<p> The community is dramatically impacted by subprime loans and their much increased rate of foreclosure.  This was illustrated in a recent study showing that areas which had large numbers of subprime loans also had increased numbers of foreclosure filings as well.  The foreclosure news seems to dominate the airways and subprime loans account for nearly 50 percent of those cases.</p>
<p> Researchers tried to study other factors which could affect the number of foreclosures in an area.  They considered home value, race and income but arrived at a conclusion that subprime lending is the major factor for foreclosures.  Unemployment also added to the increase of foreclosure rates.  People don’t have enough income to keep up with their mortgage.  That&#8217;s why <a target="_blank" href="http://www.bestforeclosurenews.com">MS Foreclosure</a> and other areas as well are skyrocketing.  Because of this, the Federal Reserve Bank of Boston recommended that unemployed homeowners should be given more focus by policies that aim to fight foreclosures.</p>
